February is where the real estate market starts to show its hand for the year ahead and this year we’re seeing a noticeable wave of new listings hit the market, building on inventory levels that were already fairly healthy at the end of 2025.

The stats are in for December and what these numbers show us is a market that slowed seasonally, but still finished the year with solid fundamentals. Inventory levels are giving buyers more choice, while pricing remains resilient heading into 2026.

As we close out 2025, last month’s market shifts were noticeable but perfectly in line with seasonal expectations. Winter typically brings slower sales, longer days on market, and occasional price softening as motivated sellers aim to close before year-end. All completely normal for this time of year as priorities shift and people focus on the holidays.

Whether you’re buying or selling there’s reason to stay confident. Balanced conditions and steady demand mean opportunities are out there for everyone.

Due to supply and demand the spring market is already well underway. The reports show that it is a seller’s market which means there is lower inventory for buyers to choose from, but still a great demand.
