Preparing to buy

Buying your first home, investing in a rental property, or upgrading your current home can be a fun and exciting process. Make a plan and a wish list to get prepared so you and your realtor can be on the same page at all times. Purchasing a property can also be an emotional process so prepare yourself for the possibility of many feelings surfacing.

Planning your finances

This is a crucial part of the buying process to be established prior to shopping for new homes. Getting pre-qualified with a mortgage broker allows you to make realistic decisions based on what you’re comfortable with and ensures there are no hidden surprises on the possession date. If you are not comfortable with your pre-qualification, establish a budgeting plan with your mortgage broker so you can make the move into your new home sooner rather than later.

Viewing homes

Depending on current market conditions you may have over ten houses to look at or only three! Be prepared for both situations. Take notes while viewing homes and always maintain a pros and cons list. When you walk into the right home, you’ll know it. A second or third visit to the home you like best is normal prior to writing an offer to purchase.

Making an offer

Working with a qualified realtor at this stage is ideal as they will conduct a legally binding purchase contract that will ensure a seamless closing. They will negotiate on your behalf and see to it that you’re happy with the final results. You will be guided through the offer process every step of the way and kept in the loop of what to expect next.

Closing the purchase

At this stage you will be working with your lawyer and your mortgage representative more closely in order to complete a solid closing. Your lawyer will handle all of the paperwork, mortgage transfers, title transfers, and many more documents that make the sale official. Your only job at this point is waiting for possession! On possession day, I will hand you the keys to your new home and your next chapter.
